Albuquerque Public Schools, S.Y. Jackson Elementary, New Mexico - landscape plan and irrigation plan for site renovations involving classroom and auditorium additions, and drainage improvements to an elementary school in Albuquerque's Northeast Heights.

America West Arena, Phoenix, Arizona - involved in the conceptual landscape design development for new Phoenix Suns arena, also included the preparation of construction documents, coordination of subconsultants, and refinement of hardscape elements and details. Activity and design elements were used to revive downtown Phoenix and create a destination-oriented atmosphere.

Barstow Park, Albuquerque, New Mexico - update to Master Plan and Phase 2 implementation; conceptual design through construction administration. Phase 2 construction included and upgrade and addition to the pedestrian trail, two turf areas, small off street parking area, xeric planting area, benches, and other minor amenities. The complete master plan includes a trail through a native landscape area, children's play area, connection to city-wide recreational trail system, benches, and other minor amenities.

Bosque Encantado, Bernalillo, New Mexico - preliminary subdivision design for an 111-acre parcel located on the west side of the Rio Grande. The property consists of three distinct areas defined by changes in vegetation and character within the site. That distinction became the basis for determining the density within the subdivision. A trail system provides access to the river and to the open space within the subdivision. Landscape design work included a stepped perimeter wall, park design and a landscaped entry area. The entry area design included a Northern New Mexico style sales/homeowners association office. Native landscaping used in the entry area extended along the western perimeter and along some interior streets. Consensus Planning provides on going plan review for compliance with design guidelines.

Buffalo Ridge Park, Phoenix, Arizona - a 40-acre park designed to complement the City of Phoenix park system. Involvement included participation in park facility programming, schematic design, construction documents, and project management. Facilities include multi-use fields, sand volleyball courts, basketball courts, age separated playground, central plaza space, pedestrian/equestrian trails, and parking lots. Complexities of project include a thirty-foot elevation change within the site and the desire to retain large areas of existing natural desert.

Costco Wholesale Store, Albuquerque, New Mexico - preparation of a Site Plan for Building Permit, a Site Plan for Subdivision Purposes, a Landscape Plan, and a zone change submittal for a 17 acre site on Eubank Boulevard adjacent to the Sandia Science and Technology Park. Extensive coordination with a coalition of neighborhood groups resulted in broad support for the store, no opposition at the public hearings, and a unanimous vote of approval from the City's review agency.

El Manzanito Orchard Subdivision - Albuquerque, New Mexico - preparation of a cluster housing concept and landscape/open space plan for a 5-acre tract in Albuquerque's North Valley. The common open space areas included an open meadow and fruit orchard, and was designed to also be used for on-site drainage. This was the first subdivision to follow the City of Albuquerque's Private Commons Development Ordinance and involved extensive coordination with the neighborhood. The project also received an award in 1998 from The Albuquerque Conservation Association (TACA) for contributing to the Urban Quality of Albuquerque', specifically for creative land use.

Foothills at South Mountain, Phoenix Arizona - conceptual design through construction completion for approximately 6 miles of streetscape within the Foothills development in South Phoenix. The project included pedestrian walkways enhanced by earthen berming highlighted with colorful native and exotic vegetation. The design incorporated the landscaping around several man-made lakes and numerous subdivision entry and focal points. Excavated stone from the site was also crushed and used for top dressing the landscape areas.
Gainey Ranch Corporate Center, Scottsdale, Arizona - design development and construction drawings for this upscale office complex. This landscape theme continued the lush atmosphere developed throughout Gainey Ranch and highlighted building and site entries. The building is oriented around an auto court paved with enhanced brick pavers and planted with a grove of canopy trees.

Hunter's Run Park, Albuquerque, New Mexico - conceptual design through construction administration of a 3.3-acre neighborhood park on the City's west side. The concerns and requests of the neighbors were balanced with the City's requirements and needs. The design for the park combines these elements creating a pleasant, easily maintained park that preserves the view of the Sandia Mountains for park users and adjacent neighbors. This park includes an entry landscape and wall designed to announce the park as well as discourage vehicular access, a pedestrian path, a turf area, a children's play area, new xeric planting areas, as well as, several areas that preserve existing native vegetation. The park also includes a shade structure and picnic areas, benches, and other minor amenities.

Los Altos Skate Park, Albuquerque, New Mexico - Consensus Planning consulted with the City of Albuquerque for the development of the City's first Skatepark at Los Altos Park. Working with the City's Project Manager and other consultants including the skatepark designer, Consensus Planning's responsibilities included: site and landscape design, project management and coordination of City review by the Development Review Board (DRB) and Design Review Committee (DRC). Project features include pedestrian amenities such as a grass perimeter viewing area, extensive landscaping for shade and visual interest, landscape screening at Lomas Boulevard, separate skater and observer circulation systems, access to transit, plans for a future concessions area, and a parking lot planned for future expansion.

La Plata Housing Complex, Albuquerque, New Mexico - renovations to grounds at an existing subsidized housing complex. Renovations included a new children's play area, several shady picnic and play areas, two turf areas, tree planting, a new irrigation system, and general cleanup of grounds.

Los Griegos Community Center, Albuquerque, New Mexico - conceptual design through construction completion for landscaping at a community center in a historic area of the City. The building grounds and parking lot landscaping responded to the traditional plant palette and the aesthetic of the adjacent community. An orchard of ornamental pears is the theme for the parking lot areas and familiar, traditional shrubs and perennials are used as accents. The landscape also incorporated native and drought tolerant trees, shrubs, turf and perennials along with an automatic irrigation system in order to respond to water conservation requirements.

Manzano Mesa Community Park, Albuquerque, New Mexico - master planning, recreational planning and landscape design services for a 46-acre park. The public involvement process included a community preference survey, neighborhood meetings, steering committee meetings, and public hearings. The Master Development Plan for the park includes a multi-generational community center, a baseball and softball complex, soccer fields, tennis courts, sand volleyball courts, basketball courts, playground areas, picnic shelters, pedestrian/bicycle paths, and design guidelines for the park. An 11-acre storm water detention facility will include four of the baseball/softball fields.

Mariposa Basin Regional Athletic Complex, Albuquerque, New Mexico - master plan for a 27-acre athletic complex located within an existing flood control facility. The facilities program evolved through coordination with neighborhood groups and City staff. Facilities included soccer fields, a baseball complex, basketball court, volleyball courts, playground, exercise course, and a natural water feature. Involvement included park design and graphic presentation for master plan report.

Mesa del Sol Amphitheater, Albuquerque, New Mexico - conceptual design through construction completion for landscaping at Albuquerque's premier outdoor music venue. Consensus Planning collaborated with the Architect on site layout, including circulation, facility programming, and utility issues. Consensus Planning was also responsible for representing and obtaining approval for the project through the City's Environmental Planning Commission and Development Review Board. Consensus Planning also coordinated several administrative amendments including the expansion of the facility from 8,400 to 12,000 seats. The facility includes a turf grass lawn seating area and plazas for concessions surrounded by massings of native and drought tolerant plant species.

Northern Meadows/Rio Rancho, New Mexico - master planning; subdivision concept design; landscape design for streetscapes, parks, and project entries; and zoning and annexation for over 800 acres at the northwestern edge of Rio Rancho. The annexation of this property included an additional 1,000 acres of land outside of the Northern Meadows boundaries at the request of the City of Rio Rancho.

Ocotillo, Chandler, Arizona - involvement in the landscape design and construction documents for all streetscape and park development. Design elements included numerous natural water features used for aeration and aesthetic purposes. This lush landscape theme was developed through the use of an irrigation system utilizing effluent water, which required select plant materials with high salt tolerances.

Oxbow Subdivision, Albuquerque, New Mexico - design guidelines and conceptual landscape plan for West Side subdivision. The design includes a serpentine wall, entry area landscapes and private park landscape. The concept also includes drought tolerant plantings, colored and patterned concrete and accent boulders.

Parkwest Park, Albuquerque, New Mexico - conceptual design through construction administration of a 2.3-acre neighborhood park on the City's west side. The design for the park combines elements creating a pleasant, easily maintained park that includes lots of amenities for this active neighborhood. This park includes a pedestrian path, two turf areas, two children's play areas, a basketball court, a volleyball court, new xeric planting areas, shaded picnic areas, benches, and other minor amenities.

Questa del Rio Restaurants, Albuquerque, New Mexico - preparation of a site plan for subdivision purposes, which included site and landscape design guidelines, for two new restaurants, Chili's and On The Border, on Albuquerque's rapidly growing West Side. Detailed planting and irrigation plans were also prepared which applied the southwestern landscape vernacular to these national chain restaurants.

Richland Hills Park, Albuquerque, New Mexico - conceptual design through construction administration of a 2-acre neighborhood park on the City's west side. The design for the park combines elements creating a pleasant, easily maintained park that includes amenities appropriate for this neighborhood. Rinconada Point Park, Albuquerque, New Mexico - preparation of a master plan for a 7.2-acre neighborhood park on Albuquerque's West Side. The park site was enlarged from its original size to incorporate a detention pond and allow regrading of the site for an open turf play area. Based on the results of a neighborhood preference survey, the park will include an age-separated children's play area, picnic ramada, a basketball court, a sand volleyball court, tennis courts, and internal trail network.

Sandoval County Soccer Complex, New Mexico - landscape architectural services for a 22-field soccer complex capable of handling full-scale regional soccer tournaments. This new soccer facility will provide regional field access to the Albuquerque/Rio Rancho metropolitan area.

Santa Fe Municipal Recreation Complex, New Mexico - recreational planning and landscape architectural services for a new recreation complex on the west side of the City of Santa Fe. This regional park facility is over 1,200 acres in size, includes both passive and active recreational areas, and is fully accessible to people of all ages and abilities. Active recreation facilities include: a golf course, equestrian facility, soccer fields, softball/baseball fields, basketball courts, horseshoe courts, disc golf, age separated playgrounds, special event facilities, and an extensive multi-modal trail network. Close attention to environmental issues guided the design of the recreational facilities, including minimized grading, preservation of existing vegetation and the use of treated effluent for irrigation.

Sunrise Terrace Park, Albuquerque, New Mexico - phase 2 conceptual design through construction administration for an existing park. Phase 2 construction includes tennis courts, two children's play areas, pedestrian path, two turf areas, small off street parking area, xeric planting area, benches, and other minor amenities. The project will be completed in the summer of 2000.

Three Trails Recreation Plans, Albuquerque, New Mexico - preparation of trail plans for three regional trails within Albuquerque: the Bear Arroyo, Heritage Hills, and Mariposa Basin Trails. The trail designs incorporate connection to park and open space areas, identification of seating areas and signage, and the use of natural boulders for seating areas in the mountain foothills area.

Unser Boulevard South Phase 1 and 2, Albuquerque, New Mexico - conceptual design through construction completion for approximately 4 miles of landscaping improvements constructed in conjunction with a new roadway. The project included a pedestrian, equestrian and bicycle trail enhanced by landscape berms and native vegetation, and a thorough public meeting process. Three public art projects were incorporated along the roadway through with the City of Albuquerque's 1% for Art program.

Westcourt in the Buttes, Tempe, Arizona - additions to this 17-acre resort hotel included a steak fry area, a room wing addition with secluded spa, naturalized waterfalls/streams, and a new pool area with a connection to an existing pool area. Involvement included preparation of conceptual landscape plans which called for a lush desert landscape palette to complement the rugged mountain setting.

Willow Wood Subdivision, Albuquerque, New Mexico - design of entry feature and landscape elements for this 100-acre residential subdivision in the Southeast Heights. The entry statement includes a low cascading waterfall and pond, project signage, and colorful landscape materials. The landscape design incorporates clustered groupings of willow trees, turf, and accented shrub massings to create a strong visual identity for the subdivision.
